In the resort areas of Princeville and
Poipu, increases were even more dramatic. The median home
price in the Hanalei district, which covers the North Shore
from the northern edge of Moloaa to the end of the island in
Haena, rose to $1.195,000, an increase of 67 percent over last
October's $714,500. Land prices increased 16 percent, to a
median of $675,000. Condos went up 19 percent, from $500,000
to $599,000.
In the Koloa district, which includes
Poipu, the median home price decreased 13 percent from
$690,000 to $599,000. Sounds shocking, but when you look at
the number of sales, there were just 12 this October and 15
last October, so the figures may be misleading. In a similar
vein, land prices in Koloa show an astounding 177 percent
increase, but there were just 6 sales. Just one large sale,
especially in an area where few sales occur (very little land
is left in Poipu that doesn't belong to the Robinsons or the
Knudsens!), can skew the statistics. Condo values in Koloa
increased 53 percent to a median of $750,000 over last year's
$487,500. Eleven condos were sold.
Note to readers: as you can see, the
newsletter has a new look. I've revamped my picture and logo,

were, those hibiscus flowers underwent a mysterious
transformation in computerland and ended up interfering with
